While the warning is aimed broadly at property owners, it carries particular weight for apartment buildings, townhouse complexes and mixed-use schemes, where one weather event can affect shared structures, common services, multiple lots and long-term levy planning.

For strata communities, preparedness is not only about clearing gutters or checking drains, although those practical steps remain important. It is also about understanding how the building's insurance responds when heavy rain, wind, hail, storm surge or flood causes damage. Policies can define weather-related events differently, and exclusions, excesses and sub-limits may vary significantly between insurers and locations.

The immediate lesson for owners corporations is to avoid leaving renewal reviews until the last few weeks before expiry. A scheme with known water ingress, unresolved defects, ageing roofs, blocked drainage, poor maintenance records or repeated weather claims may face tougher questions from insurers. If those issues are not documented and managed early, the result can be reduced insurer appetite, higher premiums, larger excesses or narrower terms.

Committees should also pay close attention to sums insured. Severe weather claims often involve more than visible building damage. Costs can include make-safe works, debris removal, professional fees, temporary services, compliance upgrades and delays caused by builder availability. That makes current valuations and realistic replacement-cost assumptions especially important, particularly for larger complexes and properties in higher-risk regions.

Another practical step is to confirm who is responsible for each part of the response plan. Strata managers, building managers, committees and lot owners should understand how urgent repairs are authorised, how evidence is collected, how residents are informed and how claims are escalated. Clear records before and after an event can reduce confusion and help the insurer assess damage more efficiently.

This is also a good time to seek specialist advice if the scheme has unusual exposures, mixed residential and commercial use, prior claims or affordability pressure. Severe weather risk is now a standing governance issue for many Australian strata schemes. The best outcomes usually come from treating insurance, maintenance and risk planning as connected responsibilities rather than separate annual tasks.
